River Manor's parking lots will be repaired, resurfaced and sealcoated this summer. This will require temporary parking restrictions around each building in three different phases, as shown in the map below.
All cars must be removed from the following zones on the following days:
Zone 1 (Red on the map): July 7-8
Zone 2 (Yellow on the map): July 14-15
Zone 3: (Green on the map): July 17-18
These dates were updated on July 1, 2025 and residents will be kept updated on any further changes to this plan.
The paving contractor, US Pave, writes:
The second coat is almost as important as the first coat. Two thin coats work better than a one thick coat too.
"Sealcoat drys from the top down, almost like chocolate pudding. What takes the most amount of time during a sealcoating job are the cleaning and the edging. This is done by hand and takes the most amount of time. After that is complete, we will spray a coat down. The first coat with the cleaning and edging takes the most amount of time. The guys then take a break. They’ll sit and hang out. Maybe eat lunch or snacks and water. While the first coat solidifies in the hot sun. You can literally see the sealer dry, especially in the summer. Then, once the sheen is gone, we apply the second coat. This is the fastest process. There’s no cleaning and no edging, just spraying. And we have heavy duty sprayers that mix the solids while applying the coat. This part is extremely quick, but most important. It covers more evenly and adds another wet coat to solidify. During the next two days, both coats solids and dry together."
"We put down TreadCoat™ on this project. If you’ve sealed properties before, you’ll be able to start to see the difference in wear than normal. It will wear a little slower and stay a darker blacker than what you’re used to. Very proud of it. For every 700-800SF of pavement we seal, we use 1 whole passenger tire worth of rubber. "
US Pave also writes:
"It is owner/managers responsibility to ensure all cars are moved from the designated areas on the respective schedule dates. Failure to ensure all cars are moved from the lot, will result in a mobilization fee of $1500."
